Rising from the ashes of the derelict Hartz Mountain site, Harrison Station stands to be the crown jewel in Heller Industrial Parks, Inc. burgeoning residential development portfolio. Demolition on the site began a few months ago, lead by the same crew who demolished Giants’ Stadium. When the finally dust settles and construction is complete, a vast mixed-use “transit village” will sit on the 10.5 acre site.

Seven of New Jersey’s leading residential and commercial real estate developers have joined forces with the Town of Harrison to focus their efforts on completing one of the most massive redevelopment efforts the state has seen in quite some time. Over the next ten years, the Harrison Community Development Association (HDCA) will shepherd the already-in-progress transformation of Harrison’s 250-acre redevelopment area.

HARRISON, NJ-All 275 units are now leased and occupied at the first Harrison Station complex, Greg Russo, a principal ofIronstate Development, tells GlobeSt.com. Debuting last September as the first rental project in a planned mixed-use community on 245 acres around a PATH Station, the building leased quickly from the start.

In a press release, Starwood Hotels & Resorts Worldwide, Inc. has announced the upcoming Element Harrison set to open the Summer of 2014. Element Harrison will be the second hotel in New Jersey Starwood's new environmentally friendly Element brand that offers travelers the chance to stay in an all green hotel. The hotel will comprise of 138 guest rooms and suites. It will sit right at the Harrison PATH station, situated perfectly by the Red Bulls Stadium and the new luxury apartments being built in downtown Harrison.

And so it starts: another luxury apartment complex has started construction in Harrison. This time, it's across the street from the last luxury apartment complex built on Frank E. Rodgers Boulevard by the PATH train. Heller Urban Renewal of Heller Industrial Parks has begun the tearing down of the Hartz Mountain Industrial Site that currently sits in downtown Harrison. The 10.5 acre site will become home to a mixed-used, transit-oriented redevelopment project. It will consist of 747 luxury rental units, 30,000 square feet of ground-floor retail space and offer sheltered access to the PATH. The project was met with unanimous approval by the Harrison Redevelopment Agency. Heller expects to have finished the initial phase of engineering by the spring and to start the first phase of construction next year.

Harrison, New Jersey is on the verge of becoming the next big thing. Currently, the section newly minted as “Harrison Station” is undergoing complete renovations. Previously the oft-neglected section was known only for the PATH stop and the all-but discarded factory buildings. The station, located at 700 Frank E. Rodgers Boulevard, was isolated from the rest of town. If it was known for anything else, it was for its proximity to one of many entrances into Newark. That's what a lot of Harrison is known for: its close proximity to everything else (Newark, the New Jersey Turnpike, Route 280, etc). The town has been trying to change this, however, with promising results. The opening of the Red Bulls stadium in March 2010 brought thousands of soccer fans to the area, and patrons to local businesses. It began to bring new life into the financially-strapped town, and introduced locals to what town officials aspire it to be: a pedestrian-friendly, activity-filled town close to Manhattan and cheaper than Hoboken.
